A public-records report helps you ask informed questions. It cannot guarantee what will happen at a condo or its HOA.
What the report is
Condo Check provides informational estimates from public records. Reports may include complaint history, court records, recorded documents, local news and a risk estimate from 0 to 100.
Owner allegations are not verified facts. Read any “alleged,” “owners say” or “unverified” wording with that distinction in mind.
What the report is not
A report is not legal, financial, appraisal or inspection advice. It is not an inspection of the property or a guarantee of an HOA’s financial condition.
A public-records report can’t see reserve balances, unvoted assessments or insurance deductibles. Each report includes questions and documents to request from the HOA.
No guarantee
A risk score is an estimate from public records. It does not guarantee that a special assessment, dues increase, lien, foreclosure or other problem will or will not occur.
Pricing and delivery
A single report costs $29.99. A 3-condo bundle costs $49.99. Delivery is within 48 hours.
Refund policy
If we can’t find enough public information to prepare your report, we provide a full refund. Contact us through the request form on our home page.
Liability
Condo Check’s liability for a report is limited to the price you paid for it.
